September back-to-work Monaco: preventive audit for offices, schools, condominiums
Offices closed 3-5 weeks in August, schools empty since late June: pests had all summer to settle in. Our 90-minute back-to-work preventive audit.

The first 3 weeks of September in Monaco mark the return for most offices, banks, firms, schools, day-care centres and condominiums whose residents return from holiday. These buildings have been empty or on minimum staffing 4 to 8 weeks — an ideal period for opportunistic pests exploiting the absence of human traffic, retained heat and food stocks left in place.
Three typical back-to-work pest categories
1. Rodents (mainly mice) The house mouse tries to enter buildings as soon as September night temperatures drop. An empty office in August = unobstructed route. Signs visible at the return: small black droppings (2-3 mm) in drawers, gnawed skirting boards, chewed network cables, punctured coffee/sugar bags.
2. Cockroaches Colonies already established have proliferated quietly in August. Corporate kitchen restaurants and condominiums with waste rooms present the highest risk. A cockroach crossed the first Monday of return = colony already at 500-2000 individuals hidden in ducts and false ceilings.
3. Ants and food moths Argentine ants establish trails towards the slightest forgotten sugar source. Food moths (8mm beige butterflies) emerge from cereal or flour packs left in company kitchens. Return = signalling peak.

- Systematic inspection of critical points: waste room, kitchens, sanitary facilities, crawl spaces, technical ducts, archives, server room
- Instrumental detection: pheromone traps (cockroaches + moths), sticky traps (rodents), UV lamp (rodent fluid)
- Written report within 24h: risk level per zone, recommended corrective actions, follow-up schedule
- Intervention quote attached only if positive detection — audit itself is a separate transparent line item

- Do offices need to be emptied before the audit?
- No, the audit is done with normal furniture and document presence. We only ask for access to technical rooms (back of cupboards, ducts, false ceilings if visible signs).
- Do schools need systematic treatment at return?
- No, an audit is enough in 80% of cases. Treatment only if signs detected (rodent droppings, cockroach corpses, positive pheromone traps). HACCP collective catering however requires annual traceability of a documented audit.
- Can you intervene outside working hours?
- Yes, systematic for schools/day-cares and common for offices/condominiums (weekday evenings 6-10pm, Saturday mornings, Sundays on request). No surcharge except night intervention (11pm-6am) on specific request.
- Is the audit report usable for insurance?
